What a Class A Warehouse Is: Requirements, Characteristics, and Differences Between Classes

The characteristics of a warehouse directly determine not only the preservation of goods but also the speed of all operations with them. Class A warehouses are modern facilities of the highest standard of construction quality, equipment, and infrastructure. They are distinguished by modern building architecture, ceiling height, dust-free high-load flooring, as well as developed engineering systems and security. Requirements for Class A warehouses
This is not a single specific characteristic, but a set of parameters of the building, the territory, and the engineering infrastructure. They can be conditionally divided into two separate groups.
Technical requirements for a Class A warehouse
The space must be designed for the efficient operation of forklifts, racking systems, and heavy traffic flow. The main parameters a Class A warehouse should have:
- ceiling height – from 10 meters, allowing for multi-tier racking;
- column spacing – from 9 meters or a completely column-free structure, which is necessary for free maneuvering of equipment;
- flooring – concrete, with a dust-free coating, designed for a load capacity of at least 5 t/m²;
- dock doors – at least 1 per every 1,000 m² of area, with height-adjustable platforms for fast loading/unloading of trucks.
Requirements for warehouse premises also extend to the built-up area of the territory. Structures occupy approximately 45–55%, with the rest allocated to access roads, parking lots, turning areas for heavy vehicles, and order-picking zones.
Requirements for engineering systems and security for a Class A warehouse
Conditions must be created that ensure uninterrupted equipment operation, as well as the protection of goods, infrastructure, and staff. These include:
- heating and temperature control: a mandatory requirement, whereas lower-class warehouses often lack this option;
- ventilation and, if needed, air conditioning or climate control;
- fire alarm and automatic fire suppression system;
- round-the-clock security, video surveillance, access control system (ACS);
- modern telecommunications (fiber-optic internet) for the operation of WMS accounting and warehouse management systems.
Some of these requirements — an autonomous boiler house, a railway branch — are considered desirable but not mandatory. An additional advantage can be ISO certification, which confirms that certain management and operational processes of the company comply with international standards.
Classification of warehouse premises by class
Premises are traditionally divided into categories A, B, C, and D, sometimes using additional designations A+, B+, and other subclasses. This is an unofficial, though generally accepted, market system that helps quickly assess the overall level of a facility based on its location, construction characteristics, equipment, and infrastructure. Warehouse classification:
- A – the highest class, optimal for high turnover and goods requiring special storage conditions; high overall level of quality and cost;
- B – quality premises, often after reconstruction, ceiling height of 6–8 m, moderate rental cost;
- C – older buildings or converted industrial premises, ceiling height from 4 m, minimal engineering utilities;
- D – basements, hangars, facilities not specifically adapted for warehouse use; minimal requirements, lowest cost.
The practical meaning of the classification of warehouse premises is that it serves as a guideline when choosing a facility for specific business tasks. When comparing, it is necessary to match the characteristics of the goods, the intensity of turnover, storage requirements, the necessary infrastructure, and the allowable budget.

Official classification of warehouse premises according to DBN
Alongside the market-based A+/A/B+/B/C/D system used by consulting companies, Ukraine has an official state standard, DBN B.2.2-43:2021 "Warehouse Buildings. General Provisions," which comes into effect on September 1, 2022. The documents cover not only structural and planning solutions but also sanitary-hygienic requirements for warehouse premises, engineering systems, and the organization of warehouse processes. DBN also introduces a number of special terms:
- mezzanine – an additional level within the building's volume for storage, sorting, and order picking of cargo;
- rack-supported mezzanine – a structure that rests on elements of the racking system;
- dock-type doors – a complex consisting of a door, a shelter seal, and a leveling platform that ensures loading and unloading while compensating for the height difference between the warehouse floor and the vehicle bed;
- high-bay racking storage – placement of cargo on racks where the top shelf is located at a height of 5.5 to 26.5 m.
When analyzing a facility, it is necessary to take into account which classification is being referred to: in a commercial listing, Class A may be used as a market characteristic of warehouse premises, while in project documentation it already belongs to the regulatory DBN system and, accordingly, has legal significance.
Fire safety requirements for Class A warehouses
Regulatory requirements are defined, in particular, by DBN B.2.5-56:2014 and provide for a complex of fire protection measures, which include:
- fire alarm system;
- automatic fire suppression system (sprinkler, gas, or aerosol);
- smoke extraction.
It is important not to confuse the building class A/B/C/D with the fire hazard class of the materials being stored. The latter are also marked A/B/C/E by type of combustibility: solid substances, flammable liquids, gases, electrical equipment. But these are two different concepts, even though they are denoted by the same letters. Fire safety requirements for warehouse premises are regulated by rules and specialized DBN standards. For example, a water sprinkler system is suitable for paper/wood but not for electronics or chemicals — gas or aerosol systems are used there.
Sanitary requirements for warehouse premises
The building must have conditions ensuring the preservation of various categories of products: cleanliness, ventilation, lighting, and protection of the premises from external factors. Main requirements:
- walls and floors made of moisture-resistant materials, protected against the penetration of rodents and insects;
- regular cleaning and disinfection;
- combined lighting — natural and artificial, at a sufficient level;
- ventilation that maintains the necessary microclimate depending on the type of goods.
For food products and pharmaceutical products, sanitary requirements for warehouse premises are stricter than for industrial goods or construction materials. In the former case, they involve constant monitoring of temperature and humidity levels, as well as the use of moisture-resistant enclosing structures without cavities, protection of ventilation openings, and other solutions that prevent pest infiltration.
